Buying Property in Türkiye as a Foreigner

Türkiye remains one of the most accessible major property markets for foreign buyers, with a purchase process that can be completed in weeks once a property is selected. Most nationalities can buy freely, subject to certain zone-based restrictions.

The core steps are: property selection, an independent valuation, a sales contract, tax-number registration, payment through the banking system with a currency-exchange certificate, and transfer of the title deed (Tapu) at the Land Registry.

Independent legal review of the title, encumbrances and developer obligations is strongly recommended before any payment. TIKAN coordinates this due diligence with licensed, independent lawyers.

Costs to budget for include the title-deed transfer tax, notary and translation fees, valuation report and, for new builds, utility connection charges.
